Each card notes one point from the permit checklists Hallandale Beach’s Building Official approved in 2024.
Impact windows that resist wind-borne debris, each with its own product approval. The city’s permit floor plan lists every window’s size, type and room use, such as bedroom or bathroom.
Entry, French, sliding and pivot impact doors with their own product approval. Hallandale Beach treats any balcony or patio enclosure as an Alteration Permit, not a door retrofit.
Wind-load-approved garage doors for one of the widest openings on a house. Hallandale Beach puts them on its window and door checklist, with the same Structural and Flood review.
Roof repair and full replacement from the same local team. Hallandale Beach routes each roof permit through Building, Mechanical and Flood review stops.
In the Three Islands neighborhood alone, the city’s first-year special assessment roll counts 4,046 non-exempt condominium and townhome parcels, and Golden Isles has its own guard gate on Layne Boulevard. Older homes are part of the city’s story too: the Curci House, built in 1924 as the Curci family’s Villa Providence on an 11-acre site, was listed on the National Register in 2013.
Our project managers handle houses, townhomes and condo units alike, coordinating any association approval along with the city permit for each job. Between visits you can follow the job yourself, because the city’s HB Self-Service Portal shows a property’s permit history and finalized documents without creating an account.

Hallandale Beach faces the Atlantic, with two oceanfront city parks and four public beach accesses. The city reports that Segment III renourishment placed about 300,000 cubic yards of sand there in 2023/24, federally funded as Hurricane Irma recovery. Beach sand is shore protection; it does not stop wind pressure or wind-borne debris, the loads impact ratings are tested for.
Broward’s High-Velocity Hurricane Zone rules apply across Hallandale Beach, and the city’s window checklist sets how design pressures are found. Single-family homes, duplexes and true town houses, as the Property Appraiser designates them, use the county’s voluntary wind load chart up to a 30-foot mean roof height; other buildings need pressures signed and sealed by a Florida engineer or architect.
On a condo tower over 30 feet, a site-specific sealed design sets each opening’s pressure, and each product’s approved rating must meet it. Low sills matter too: the checklist points to the code’s fall prevention rule for operable windows less than 36 inches above the floor in R-1 and R-2 buildings, or 24 inches in a single-family home.
ZIP 33009 also covers parcels in Pembroke Park and West Park. Your mailing city is not always the permit authority, so we check it parcel by parcel.
The city’s notarized HOA Affidavit says the city recommends, but does not require, association approval before applying. A permit never replaces HOA rules, so we coordinate the two.
We file every document in the HB Self-Service Portal; emailed files are not processed. Digitally sealed plans need third-party signature verification, or they are rejected.
A total contract price greater than $5,000 needs a Notice of Commencement, recorded with Broward County Records, Taxes and Treasury and posted on the job site before the first inspection.
Requests go in by 4:00 p.m. the day before, by phone or portal, and inspectors arrive between 8:00 a.m. and 4:00 p.m. The inspection card must be on site.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Hallandale Beach is home to our office and runs south to the Miami-Dade County line; Hollywood, Pembroke Pines, Fort Lauderdale and Weston have their own pages below.
Yes. The city’s Windows/Doors Permit Checklist calls for a Building Permit to retrofit windows, doors, garage doors or skylights in an existing opening. Making a new opening, or enlarging, reducing or relocating one, is filed as an Alteration Permit instead. Either way, we file the permit for your job.
Broward. Hallandale Beach is a Broward County city, and its Building Division enforces the Florida Building Code, including its High-Velocity Hurricane Zone rules, together with Broward County’s administrative provisions. The city stops at the Miami-Dade line, so a property south of it falls under another county and permit office. We confirm the authority by address before filing.
In an occupied unit or building, City Code Sec. 14-12 says the panels must be removed within 14 days after the county’s hurricane watch or warning is lifted. If you are away, they may stay longer once you give your contact details to the property manager or condo association president, or to Development Services if there is none. The city manager can still require removal.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. In Hallandale Beach, a re-roof on a building assessed at $300,000 or more also needs the Property Appraiser’s valuation and a Hurricane Mitigation Form, plus a Roof To Wall Affidavit if necessary.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. Hallandale Beach’s shutter and impact glass grants add their own clock: permit proof within 45 days of approval, and work completed and inspected by the Building Division within 120 days.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, including PACE financing where a local program covers your property. The city’s shutter and impact glass grant is a separate program: homeowners apply in person, by appointment, at the CRA office, and awards depend on available funds.
