Our four Delray Beach services, each paired with the city or county rule that applies to it.
Impact windows that resist wind-borne debris, each with its NOA or Florida approval. Window permits are not on Delray Beach’s express list, so they go through standard review.
Entry, French, sliding and pivot impact doors with their own product approval. The city’s fee schedule groups doors with windows and shutters as miscellaneous permits.
Wind-load-approved garage doors for one of the widest openings on a house. Palm Beach County’s voluntary wind load chart for alterations includes garage doors.
Roof repair and full replacement from the same local team. A Delray Beach re-roof is an express permit when every document is uploaded at the start.
Delray Beach began as two towns on either side of the Intracoastal Waterway: Delray to the west in 1911 and Delray Beach to the east in 1923, united in 1927. Close to half of its housing units were built before 1980 and half are in buildings of three or more units, by the city’s housing plan, and Nassau Park is the only one of its five historic districts east of the Intracoastal.
The city itself says a parcel number starting with 12 is inside city limits and 00 is unincorporated county. That matters here: by our October 2026 count of county address records, about 39,600 “Delray Beach” addresses are unincorporated against about 36,400 in the city, and ZIP 33446 has no city addresses.

When Nicole crossed Florida in November 2022, a Delray Beach weather station logged a 44-knot gust, about 51 mph, in the Hurricane Center’s report, and Frances sent an unofficial 52-knot gust through Delray in 2004. Neighborhoods such as Tropic Isle, Seagate and the Marina Historic District border the Intracoastal Waterway.
Delray Beach is outside the High-Velocity Hurricane Zone, which covers only Broward and Miami-Dade, yet Palm Beach County treats the whole county as a wind-borne debris region. The city enforces the 8th Edition Florida Building Code, in effect since December 31, 2023, and the county’s 8th Edition wind maps place Delray Beach houses in the 170 mph band.
Palm Beach County publishes a voluntary wind load chart for replacement windows, doors and garage doors on houses and townhouses up to a 30-foot mean roof height, at 170 mph and Exposure C. A taller home needs a signed and sealed pressure chart from a Florida engineer or architect, which adds an engineering step to the job.
The city permits parcels starting with 12; 00 parcels are unincorporated and permitted by the county. Your mailing city is not always the permit authority, so we check your parcel.
In the historic districts, exterior work needs a Certificate of Appropriateness, reviewed by staff or the Historic Preservation Board depending on the work. Association approval is separate.
We file it in Delray Beach eServices. Windows and doors are not on the city’s express list, which covers only A/C, water heater and re-roof permits.
Permits valued above $5,000 need a Notice of Commencement signed by the owner, recorded and posted before the first inspection. The city points to the courthouse just south of City Hall.
Inspections are requested online, picking the first available date and a morning or afternoon slot; the required ones are printed on the back of the permit placard.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Besides the city itself, we take jobs at unincorporated addresses with a Delray Beach mailing city, which Palm Beach County permits, as part of our Palm Beach County service area.
Yes. The city requires a permit to alter or repair any building, and work started without one draws a stop-work notice from Code Enforcement and a tripled after-the-fact permit fee. Every USA Home Improvement project is permitted, and we install impact windows, doors, garage doors and roofing.
Not necessarily impact glass. Palm Beach County classes the whole county as a wind-borne debris region, and the city’s historic guidelines note that the code allows impact-resistant glass in place of a shuttering system. Either way, each product needs an NOA or a Florida approval on file.
Yes, where the windows need replacing. The city’s 2018 design guidelines weigh impact glass against shutters only in that case, and say new windows should resemble and reconfigure a historically appropriate type. Bronze, black frame or tinted windows are not preferred choices, and a Certificate of Appropriateness comes first.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. In Delray Beach, a historic-district permit also needs the city’s Historic Preservation acknowledgement form, which records frame material, frame color and glass.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. A Delray Beach permit expires unless work starts and an inspection is requested within 180 days.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, including PACE financing where a local program covers your property. Delray Beach adopted its own PACE program in 2017 under Ordinance 13-17, which names impact resistant windows and doors; PACE is repaid as an assessment on the property tax bill.
