Each service below is shaped by Coral Gables’ design review, for 1920s coral rock houses and Gables Estates or Cocoplum homes alike.
Impact windows in aluminum or vinyl frames that resist wind-borne debris. Coral Gables asks for signed, site-specific wind load calculations for every window opening.
Entry, French, sliding and pivot impact doors, each with its own product approval. In Coral Gables, the permit drawings show each door’s size, glass type and color.
Wind-load-approved garage doors for one of the widest openings on a house. The city files them under its residential window and door permit type.
Roof repair and full replacement from the same local team. City design guidance calls for terra-cotta color barrel tile of clay, cement or concrete on pitched roofs.
Much of Coral Gables was built between 1921 and 1926, and by October 1926 the city counted 2,792 private homes and apartments, many of the early ones built of native coral rock. Homes on the Coral Gables Register of Historic Places need a Certificate of Appropriateness before most exterior work, and associated areas such as Gables Estates and Cocoplum add a homeowners association approval.
A Coral Gables mailing address is not always inside the city. By our October 2026 count of county address records, more than 2,800 addresses with a “Coral Gables” mailing city are in the City of Miami, most of them in ZIP 33134. We confirm the permit office from your folio before anything is filed.

In its Hurricane Irma (2017) report, the National Hurricane Center records a high-water mark 5.1 feet above ground at Matheson Hammock Park, the bayfront park between Journey’s End and Snapper Creek in Coral Gables. Impact windows and doors are built for wind and flying debris, but storm-surge flooding is a separate risk they cannot stop.
Miami-Dade is in Florida’s High-Velocity Hurricane Zone, where windows, doors, shutters and roofing all need a product approval. The county publishes a wind load chart for openings at 175 mph, Exposure C, but Coral Gables asks for site-specific wind load calculations signed by an architect or engineer for each opening.
The permit file carries exact copies of each product approval, plus detail drawings of the fasteners, mullions, glazing and mounting. Inspectors then check the Windows/Door Bucks and Windows/Door Anchors before the Final Building inspection, so the installation has to follow those approved details.
Inside city limits, Development Services issues your permit. A “Coral Gables” address can also sit in the City of Miami, the county or another city, so we check your folio.
The City Architect or Board of Architects reviews the design: staff approve some applications, the Thursday board meeting hears others. Add any HOA or condo letter.
We file it in the Citizen Self Service portal. Qualifying applications paid before 8 a.m. get same-day review, though approval is not guaranteed; historic homes are excluded.
Jobs over $5,000 need a Notice of Commencement signed by the owner, recorded within 90 days before work and posted on site before the first inspection.
Window and door jobs get Windows/Door Bucks, Windows/Door Anchors and Final Building inspections, plus Final Historical on designated homes, all booked in the city’s portal.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Coral Gables and its Miami-Dade neighbors, including the City of Miami and Miami Beach, are served from our Hallandale Beach office, as are Hollywood and other Broward cities.
We install impact windows, impact doors, impact garage doors and roofing, and every one of these jobs needs a permit here. The city’s under-$7,500 exemption counts roofing, doors and windows as structural work, so they are not exempt. Ask at your free estimate about painting, attic insulation or interior doors.
Yes, both. Design approval is part of the permit here, alongside the building review. Whether a reviewer signs off or your project goes to the board’s Thursday 8:30 AM meeting at 427 Biltmore Way depends on the work. The board’s reviewers (305-569-1801) can confirm your route.
You can apply, but a Certificate of Appropriateness comes before the permit, and historic properties cannot use same-day review. Minor work such as re-roofing or in-kind repairs may be handled by staff, while substantial changes go to the Historic Preservation Board. The city’s preservation guide says window type helps define a historic home’s character and favors returning to the original window configuration.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. In Coral Gables, the permit lists the colors of frames, glass and mullions, so those choices are settled before ordering.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. Non-historic window, door and roof permits in Coral Gables get same-day review when fees are paid before 8 a.m., though approval is not guaranteed.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, and terms depend on the program and location. For a home on the Coral Gables Register of Historic Places, the city charges no extra fee because of its historic status.
