Shorecrest bayfront houses and Brickell condo units get the same four services, each permitted by the City of Miami.
Impact-rated windows that resist wind-borne debris and wind-driven rain. Outside historic districts, replacements in an existing opening qualify for the city’s Homeowner’s Express Review.
Entry, French, sliding and pivot impact doors, tested for wind-borne debris. The city’s checklist ties each door to its approval on a window and door schedule.
Wind-load-approved garage doors that close one of the widest openings on a house. Garage doors are on the city’s Walk-Thru Express list.
Roof repair and full replacement from the same local team. The City of Miami requires a building permit for all roofing work.
The City of Miami has 88 miles of waterfront along Biscayne Bay and the Miami River, and homes in Morningside, Shorecrest and Edgewater sit close to it. Historic districts such as Morningside, Palm Grove and MiMo along Biscayne Boulevard add a Certificate of Appropriateness to window and door work. Condo units in Brickell and Edgewater may add an association’s rules on top.
City of Miami homes include houses, townhouses and condo units. The city’s window and door permit covers only that work and does not legalize any other part of the structure, so older additions are a separate matter. We coordinate any HOA or condo approval before products are ordered.

When Hurricane Irma passed in September 2017, the National Hurricane Center reported peak inundation of 4 to 6 feet along parts of Biscayne Bay and a 62-knot gust (about 71 mph) at Virginia Key. Impact windows are built for the wind and flying debris that reach bayfront homes in Morningside and Shorecrest, but they do not stop storm-surge flooding.
Florida’s High-Velocity Hurricane Zone covers just Miami-Dade and Broward, and Miami-Dade requires an approval for every product in the building envelope, from windows and doors to shutters. For houses and townhouses with a mean roof height of 30 feet or less, the county’s wind load chart for openings uses a 175 mph design wind speed with Exposure C.
In the City of Miami, the permit set marks each product’s design pressures, sizes, mullions and glass on its approval. Inspectors then check the work at the Window/Door Buck and Window/Door Final inspections, so the anchors and attachment must match what was approved.
The City of Miami Building Department is the permit authority. Many Miami mailing addresses are outside city limits, so we confirm the office from your folio.
If your property has an HOA or condo association, its approval comes separately from the city permit. Send us the board or management contact early.
The Building Department issues window and door permits through iBuild. Outside historic districts, replacements in existing openings can use express review; a changed opening needs a remodeling permit.
Jobs over $5,000 need a Notice of Commencement signed by the owner and recorded with the Clerk within 90 days before work, with a certified copy on site for inspections.
The city checklist lists two window and door inspections, Window/Door Buck and Window/Door Final, which are booked online in iBuild up to five days ahead.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
From our Hallandale Beach office we serve the City of Miami and its neighbors across Miami-Dade, including Coral Gables and Miami Beach.
In the City of Miami we install impact windows, impact doors, impact garage doors and roofing, and every job is permitted. Even the state’s new small-job exemption (HB 803) is not automatic here: it needs a signed city approval before work and does not cover structural work or flood-zone homes. Ask at your free estimate about painting, attic insulation or interior doors.
Yes. The city says even small jobs like changing windows or doors often need a permit. The office depends on your folio: City of Miami folios start with 01, and folios starting with 30 are unincorporated Miami-Dade, which the county permits. By our count of county address records, fewer than a quarter of “Miami” mailing addresses are in the city.
You can apply, but the work needs a Certificate of Appropriateness on top of the permit, and historic-district homes cannot use Walk-Thru Express. The city’s historic design guidelines have favored impact-resistant windows that match the original style over roll-up or accordion shutters, with clear or Low-E glass and the original muntin pattern.
It can be quick. Window and door replacements in existing openings qualify for Homeowner’s Express Review, which aims to respond within one business day to applications sent by 10:00 AM, and for Walk-Thru Express on weekday mornings. Historic-district homes and changed openings do not qualify.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. The city’s regular first review of a building permit takes about 14 business days.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, and terms depend on the program and location. Until February 12, 2027, the city’s SAVE program also halves city permit fees for qualifying impact-window work.
