Windows and entry doors share one city form; garage doors and re-roofs each take a different application.
Impact windows that resist wind-borne debris, each with its product approval. In Bonita Springs, a product without an active FL# or NOA needs three copies of engineered details instead.
Entry, French, sliding and pivot impact doors with their own product approval. Entry doors use the stand-alone window form, and that permit is void without an inspection within six months.
Wind-load-approved garage doors for one of the widest openings on a house. Bonita Springs files garage door replacement on its Residential Building Permit, not the window form.
Roof repair and full replacement from the same team. On a Bonita Springs re-roof, the city’s 504 affidavit certifies the roof deck nailing and the secondary water barrier.
Bonita Springs voted in 1999 to incorporate for the second time, after a brief run as a city during the 1920s boom. The town was once called Survey, and its Surveyor’s Creek was renamed the Imperial River. City documents also name Spring, Oak and Leitner creeks, Estero Bay and Fish Trap Bay, and the city lists Little Hickory, Big Hickory and Black Island as its barrier islands.
Communities inside city limits include VillageWalk, Bonita Terra, Bonita Bay and Bonita National, and Mediterra and Quail West are in the city too, though their mailing addresses say Naples. We confirm the permit office for each address before filing, since a small share of Bonita Springs mailing addresses fall outside the city.

In Ian, the National Hurricane Center says, the worst impacts in Bonita stayed on the immediate coastline, while inland high water marks reached 5 to 7 feet above ground. Its Milton report lists a 57-knot gust, about 66 mph, at a Bonita Springs station. Impact glass is tested for gusts like that; it is no barrier to inland flood water.
City code adopts its own wind map, which puts Risk Category II buildings, the category homes normally fall in, at 160 mph across the city; the 170 and 180 mph lines apply only to higher categories. The window form’s pressure table has Exposure B and D columns and covers replacements up to 60 feet.
For flood-zone buildings below current flood elevations, city code adds up improvements over five years under the FEMA 50% rule, but counts impact windows and doors, impact shutters and code-compliant re-roofs for one year only. Building value comes from the Lee County Property Appraiser or a state-certified appraisal.
Bonita Springs Community Development permits inside city limits from 9220 Bonita Beach Road. Window, door and shutter jobs use its own form, filed in person or by email.
The notarized form lists each product’s FL# or NOA, expiry and impact yes or no, plus three copies of a floor plan marking affected and escape openings.
Condo units need their association’s letter attached to the form. The applicant certifies the work complies with deed restrictions, though the city does not enforce private restrictions.
A permit over $5,000 goes on hold, with no inspection requests, until its notice, recorded by the Lee County Clerk, is in and posted on site.
Requests go in the portal by 4 p.m. or on the hotline, monitored 8 a.m. to noon; the permit card hangs at eye level, visible from the road.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Pelican Landing straddles the line with the Village of Estero, and part of Bonita Beach Road lies in Collier County. Our nearby pages cover Estero, Naples and Fort Myers.
Yes. The city’s FAQ says window and exterior door replacements need permits, and its own small-work exemption, capped at $500, does not list windows, doors or garage doors. Shingle-over-shingle roofing needs a permit too, the FAQ adds, so a re-roof is never a no-permit job in the city.
Usually. Nearly all Lee County addresses with a Bonita Springs mailing name are in the city, but Bonita Springs addresses on streets such as Barefoot Beach Boulevard, Vanderbilt Drive and the numbered 1st to 9th Streets are unincorporated Collier County, permitted by Collier’s Growth Management office. White Willow addresses are unincorporated Lee County, permitted by Lee County Community Development.
Yes. On Little Hickory, Big Hickory and Black Island, any property whose light may be visible from the beach is in the city’s sea turtle lighting district, beachfront or not, and a window permit there needs the owner’s notarized lighting verification. Seaward and shore-perpendicular glass on new construction, including alterations, must transmit 45 percent of light or less; the code does not say whether a same-size swap counts.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. On a Bonita Springs tear-off re-roof, the city also needs a recycling form with dump tickets or a diversion fee.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. The city expects to review a complete and accurate residential application in 5 to 7 working days, without saying whether that covers a window-only permit.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, and terms depend on the program and location. The City of Bonita Springs warns that it never asks for permit payments by email, so treat any such request as fraud.
