What We Do

Services Available in Miami Beach

Four services, each with its own Miami Beach checklist, for Biscayne Point seawall lots and the 14 historic districts alike.

Impact Windows

Impact windows that resist wind-borne debris, sized and approved for each opening. Planning approves later window changes only through a revision to the master permit, so choices are settled first.

Impact Doors

Entry, French, sliding and pivot impact doors with their own product approval. The city’s Planning checklist also asks for photos of the doors being replaced.

Impact Garage Doors

Wind-load-approved garage doors for one of the widest openings on a house. Miami Beach has its own permit checklist for solid and garage doors.

Roofing

Roof repair and full replacement from the same local team. In Miami Beach, asphalt shingles are not permitted without prior Planning approval.

Where We Work

Home Improvement Built for Miami Beach Homes

Miami Beach is a barrier island between the Atlantic Ocean and Biscayne Bay. The city says 93% of its properties sit in a FEMA special flood hazard area and 64% of its buildings predate the FEMA flood maps. Its 14 local historic districts, from Flamingo Park to Normandy Isles, add a Certificate of Appropriateness to window work, which Planning Department staff may approve.

Some “Miami Beach” addresses belong to other permit offices. Most of Fisher Island is unincorporated Miami-Dade, so the county issues those permits, and a few Venetian Islands addresses sit in the City of Miami. Your folio number tells us which office applies before anything is filed.

Why Miami Beach Homes Need Impact-Rated Windows and Doors

During Hurricane Irma in 2017, the National Hurricane Center’s report lists sustained winds of 65 knots, about 75 mph, at Government Cut off Miami Beach, measured about 75 feet up. Impact-rated openings are tested against wind pressure and flying debris of that kind; rising water is a separate risk they are not built to stop.

Miami-Dade’s High-Velocity Hurricane Zone requires an approval for every product in the building envelope. Miami Beach’s window checklist asks for each product approval with its installation specification and lists wind load calculations, checked in structural review, among the documents that may be required, so a home can need engineered wind loads as well as its product approvals.

The city’s December 2022 windows and doors notice requires a special inspector for buck and anchor work unless the plans carry a no-concealment note and the contractor gives a notarized affidavit with time-stamped photos. On replacements, in-progress inspections are called on the first and every following day of work, and labels stay on for the final.

Project Requirements in Miami Beach

The Building Department issues permits inside the city, and Planning reviews every window and door permit. Fisher Island and some Venetian Islands addresses go elsewhere.

Planning and HOA Review

Planning reviews the plans and a schedule of frame type, finish and glass color for each opening. Multi-family buildings add an association letter on design, color and materials.

City Permit

We file it in the Civic Access portal. In-person Walkthrough Plan Review runs Tuesday and Thursday mornings for windows and doors, but online reviews cannot switch to it.

Notice of Commencement

Jobs over $5,000 need a Notice of Commencement signed by the owner and recorded within 90 days before work, at the Building Department or the county Recorder.

Inspections

The city’s checklist lists the recorded notice first, then Buck/Anchors, Planning Final and Building Final as required, all booked online. Inspections run weekdays from 8:30 AM to 3:30 PM.

FINANCIAL FLEXIBILITY

What Affects the Cost of Impact Windows in Miami Beach

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.

  • In Miami Beach, flood rules can shape the budget: the city adds up all permit job values over one year, and reaching 50% of the structure’s value triggers full flood requirements.
  • Window permits here need digitally signed and sealed architectural and structural plans, with elevations showing base flood elevation and, where it applies, freeboard, so the permit file itself takes design and drafting work.

Impact Testing

Built to Withstand the Worst

See the impact testing on video, then ask which series suits an island home exposed to ocean and bay winds.

Questions?

Frequently Asked Questions:

Do I need a permit to replace windows in Miami Beach?

Yes. The city says exterior window and door installation always requires a building permit, and windows are not on its no-permit list. Only non-structural roof repairs, up to 10% of the roof area or 200 square feet, whichever is less, can skip one, and a licensed contractor must do and certify them.

Usually not. Planning staff may approve a window replacement that meets the Certificate of Appropriateness criteria, and a green informational posting goes up before the permit is issued. The city’s MiMo (post-war modern) design guidelines strongly recommend impact windows because they need no shutters, and its design guidelines discourage dark or reflective tint in historic districts.

For a multi-family building, yes: the city wants the association’s written approval of design, color and materials with the window permit. Condo and apartment jobs use the city’s commercial checklist, adding a Fire review and Fire Final, and work inside a unit needs a notarized board letter on letterhead. We coordinate that approval; the signed letter comes from your board.

Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. In Miami Beach, it also depends on how buck and anchor work is inspected: by a special inspector or through the contractor’s notarized affidavit route.

Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. In residential zones, construction noise is allowed weekdays 8 a.m. to 6 p.m. and Saturdays 10 a.m. to 4 p.m., never Sundays or national holidays.

Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, including PACE financing where a local program covers your property. The city’s PACE page lists high impact windows and doors as eligible if property taxes were not delinquent in the past three years and the work stays within 20% of the property’s value.
