In 2021, Aventura’s city manager called it a community almost entirely made up of high-rise condominiums. We replace impact windows and doors in those units, add roofing for townhouses and houses, and file every Building Division permit.

Four services for Aventura’s condo towers, luxury townhouses and single-family homes, each with its own city permit.
Aluminum or vinyl impact windows built to resist wind-borne debris. Aventura’s permit application lists windows among the work that needs a separate permit, apart from any shutters.
Impact entry, French and sliding doors, each tied to its own approval. Aventura’s fee schedule puts door and window replacement under one permit item, counted by opening.
Impact garage doors with wind-load approval for a house or townhouse garage. In Aventura, that means the city’s townhouses and single-family homes.
Roof repair and replacement, permitted like every other job we do. Aventura charges re-roof permits by roof area, at a higher rate for tile and metal than for shingle.
Aventura’s Comprehensive Plan counts about 92 condominium developments as of 2014, up from roughly 50 in 1998, and describes most of the city’s housing as high-rise condominiums. The same plan lists luxury townhouses and single-family homes too, and names Williams Island among its signature residential communities. All of it fits in 3.2 square miles between the Florida East Coast Railway and the Intracoastal Waterway.
County address records show that most Aventura addresses are units inside multi-unit buildings. For a unit owner, a window job has two sides: the association’s approval under its own rules, and the city permit. Your dedicated project manager handles the permit and coordinates the association’s approval.

The National Hurricane Center places Katrina’s first U.S. landfall, in August 2005, at the Broward/Miami-Dade county line. The city names that line as its northern boundary and the Intracoastal Waterway as its eastern one. It also notes that several high-rise waterfront developments look out on the ocean shoreline, about a mile east.
Miami-Dade is in the High-Velocity Hurricane Zone, and the county requires an approval for every product in the building envelope, windows and doors included. Aventura’s Helpful Building Permit Information for Condominium Associations sheet names that approval as the NOA and asks for two sets of NOAs and two sets of calculations for windows, exterior doors, shutters and skylights.
In buildings that go through Aventura’s Building Recertification Program, which follows Miami-Dade’s requirements, the county’s structural recertification form has a section for windows, storefronts, curtain walls and exterior doors, covering type, anchorage, sealant and condition. The county guidelines warn that deteriorating anchorage may cost a whole window in a severe windstorm, stressing tall buildings most.
Aventura’s Building Division permits city addresses, but ZIP 33160 is shared. A mailing city does not settle the permit office, so we check each address.
The city’s Helpful Building Permit Information for Condominium Associations lists a letter from the association approving the work. We coordinate it; houses need one only under an HOA.
Applications go in by the online file drop, folio in the subject line, with a notarized application. Windows and shutters each need their own permit.
Florida’s lien law requires a Notice of Commencement on jobs over $5,000, and the owner signs it. Aventura schedules no inspection until a certified recorded copy reaches the Building Division and is posted.
Inspections are booked in eTRAKiT under the contractor’s login, once the permit shows ISSUED, nothing is owed and the contractor’s licenses and insurance are valid.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
For Aventura, our Hallandale Beach office sits just north across the county line, and the same team covers Miami Beach, the City of Miami and more cities in both counties.
We install impact windows, impact doors, impact garage doors and roofing in Aventura, and every job is permitted with the city’s Building Division. Garage doors and roofs apply to the luxury townhouses and single-family homes the city’s plan lists alongside its condominiums. If you also want painting, attic insulation or interior doors, raise it when we visit.
Yes: the city’s permit application lists windows among the work needing a separate permit, and its FAQ says a licensed contractor is required to obtain permits for that work. Part of ZIP 33180 west of the railway is unincorporated, so Miami-Dade County permits it.
The city’s own documents differ. Its FAQ says to submit “a letter from your condo association approving work being done at your unit” with the permit application, while the application says the city recommends, although does not require, that approval. Whether approval is required is set by your association’s own rules, which the city does not enforce. Plan on the letter; we coordinate it with your association.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. For an Aventura condo unit, the association’s approval letter and any separate shutter permit are part of that permit step.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. In Aventura, an inspection requested in eTRAKiT before 3:30 pm can be scheduled for the next business day.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, and terms depend on the program and location. We give estimates for condo units, townhouses and houses across Aventura’s 3.2 square miles.
