Each card below adds one Village of Estero requirement for that service.
Impact windows that resist wind-borne debris, each with its product approval. The Village asks for solar heat gain (SHGC) data on every plan set for a window or door job.
Entry, French, sliding and pivot impact doors with their own product approval. Doors, windows, shutters and awnings share one Village permit type on the building application.
Wind-load-approved garage doors for one of the widest openings on a house. The Village’s permit brochure lists garage doors as needing a permit too.
Roof repair and full replacement from the same team. A Village re-roof must match the existing color and style, or a limited development order comes before the certificate of occupancy.
Estero’s name is Spanish for estuary, and until the 1970s much of its settlement sat near the Estero River, the Village notes. West of US 41, by the river and Estero Bay, lie neighborhoods such as Estero River Heights, Quarterdeck Cove, West Bay Club and Pelican Sound. Estero Island, on the Gulf, is the separate Town of Fort Myers Beach, and no Gulf beach lies inside the village.
The Village counts 36,939 residents in 25,854 households from the 2020 Census, with a median age of 65, and its 2024 report to FEMA says almost half of residents are 62 or older and many are seasonal. We replace windows, doors, garage doors and roofs for full-time and seasonal owners alike, inside the Village and nearby.

After Ian, the Village says, flooding reached a small portion of Estero, its western edge along Estero Bay, the Estero River and Halfway Creek; the National Hurricane Center lists Estero among places with maximum inundation of 8 to 12 feet above ground. Water like that is a flood risk, and impact glass is neither built nor tested to stop it.
Estero sits outside the High-Velocity Hurricane Zone and uses Lee County’s wind-borne debris and wind speed map instead of publishing its own. Every Village window application asks whether the openings are protected by shutters or by impact glass, and whether the work is a repair after a declared disaster event.
In A and V flood zones, where a home’s lowest floor sits below base flood elevation plus one foot, the Village’s FEMA 50% review counts windows and exterior doors, plus contractor overhead and profit, against the structure’s market value. Across the Village, it adds, Ian’s wind damage fell mainly on shingled roofs and attached aluminum structures.
Kingston, Verdana Village, The Place and Corkscrew Shores have Estero mailing addresses but are unincorporated, so Lee County permits them; the Village permits only inside its limits.
We apply in the Village’s online permitting portal, then complete its Scope of Work form using the application number, with plan sets, scope letters and SHGC data.
The Village can record your Notice of Commencement for the Clerk’s cost plus fees, without becoming your agent. Jobs over $5,000 need it posted on site and copied to the Village before the first inspection.
The Village counts about 69 communities, and its permit forms ask for no HOA letter. Where your community has an HOA, we coordinate its approval with you.
The Village takes inspection requests by phone at (239) 319-2817, by email or in the portal, whose Who Is My Inspector page names the inspector.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
North of Estero lies Fort Myers and south lies Bonita Springs, both in Lee County; Cape Coral and Naples are on our Southwest Florida list too.
Inside village limits, yes. Windows, new or replacement, sit on the Village’s permit brochure next to exterior doors, garage doors, shutters and roofs, and its code exempts only small drywall repairs and garden trellises. The Village’s disaster-recovery guidance adds that replacing broken glass inside an existing frame needs no permit, while a whole window or door frame does.
Village limits decide it, not the mailing name. About a quarter of Estero mailing addresses are unincorporated, and Lee County Community Development permits those, while the Village of Estero permits addresses inside its limits. ZIP 33928, the main Estero ZIP, is about two-thirds Village.
Usually. The Village’s application asks for the flood zone and base flood elevation and says to send flood zone documentation with the submittal. Its disaster-recovery list also asks for a substantial improvement affidavit when a property is in a flood zone.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. For its 50% review, the Village asks for a detailed, itemized cost estimate covering all labor and materials.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. In its disaster recovery guidance, the Village asks for inspection requests by 4:30 p.m. for next-business-day inspections.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, and terms depend on the program and location. The Hurricane Ian recovery grants the Village lists fund planning studies and the Broadway Avenue West road project, not home upgrades.
