What the City of Weston asks for differs by service, so here is one point for each before you book.
Impact windows that resist wind-borne debris, each with its product approval. Weston asks for a notarized retro-fit affidavit on window bucks instead of a buck inspection, with photos at final.
Entry, French, sliding and pivot impact doors with their own product approval. Weston lists door replacement on the same city checklist as windows, garage doors and shutters.
Wind-load-approved garage doors for one of the widest openings on a house. Weston asks for a dimensioned site sketch and the door’s product approval, with the installed parts highlighted.
Roof repair and full replacement from the same local team. A Weston re-roof package includes the HVHZ roof application, an owner notice and the property appraiser’s building valuation.
Weston grew out of the Indian Trace development, where the first homes were finished in Windmill Ranch and Country Isles in 1984, and it incorporated on September 3, 1996; Bonaventure joined in 1997. Most of its homes went up in the 1990s and early 2000s, by Broward tax-roll data, in communities such as Savanna, Weston Hills Country Club and the Ridges, set among 1,877 acres of maintained lakes and canals.
On the Broward tax roll, about 86% of Weston’s parcels are single-family homes, while Bonaventure holds many of the city’s condo associations. Both get the same impact windows, doors, garage doors and roofs from us, with a dedicated project manager on each job.

In its 2005 Wilma report, the National Hurricane Center lists a monitoring tower about 7 miles west of Weston with 77-knot sustained winds and a 92-knot gust, roughly 89 and 106 mph. Its Irma report lists a volunteer rain gauge named Weston 2 SSE at 8.80 inches. Weston itself borders the Florida Everglades.
Weston’s re-roof checklist asks for the uniform roof application of the High-Velocity Hurricane Zone, which covers Broward. For windows on detached homes and townhouses under a 30-foot roof height, the county interpretation the city hands out allows three ways to set design pressures, including an unsealed site plan with the Broward chart. Taller buildings need a sealed site-specific design.
Weston requires no window buck inspection. Instead, the contractor signs a notarized retro-fit affidavit choosing one option: change a beveled buck to a square-edge buck reaching past the frame face, document a buck that already does, or keep plaster (not drywall) walls as an accepted alternate. Fastener covers stay off until attachments are inspected.
City of Weston Building Code Services issues permits from 17250 Royal Palm Boulevard, not City Hall at 17200. Near the city’s edges, we confirm the permitting city by address.
Weston’s permit checklists ask for no HOA letter, though most residences sit in HOA-governed developments. Your association’s architectural approval is a separate step from the permit.
Window, door, garage door and re-roof jobs are Quick Permits: an online review in the ePermit Portal, not walk-in, with a 3 to 5 business day review cycle for a complete submittal.
On the Quick Permit checklist, jobs over $5,000 need one, signed before a notary, recorded at Broward’s Recording Office, Room 114, and posted on site before the first inspection.
Inspections are booked in the ePermit Portal with one day’s notice. A permit needs at least one approved inspection every 90 days, or it expires.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Weston shares ZIP codes with Sunrise, Davie, Southwest Ranches and Pembroke Pines, and from our Hallandale Beach office we also serve Fort Lauderdale and Hollywood.
Yes. Weston puts window and door replacement on its Quick Permit list, with a 3 to 5 business day review cycle for a complete submittal. The $7,500 small-job exemption that began July 1, 2026 does not apply here: the city’s exemption page treats windows and doors as structural work, which needs a permit whatever the job costs.
The parcel decides, not the mailing address. ZIP 33327 is almost all City of Weston, but 33326 also holds Sunrise and Davie homes, 33331 also covers Davie, Southwest Ranches and Pembroke Pines, and 33332 Southwest Ranches and Pembroke Pines, each with its own building department. So the permit city is confirmed for your exact address before anything is filed.
Not for the permit: the city’s window, door and roof checklists ask for no HOA letter or affidavit. Your association can still have its own architectural rules for windows, doors and roofs, so get its approval before products are ordered. In gated or private communities, the HOA also keeps the roads and common areas, which can shape site access.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. On a Weston re-roof, the zone’s owner notice warns that the existing wood deck may have to be renailed to current code, and the deck is usually hidden until the old roof comes off.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. During a hurricane watch, Weston’s Building Official orders job sites secured, with roofing tile and building materials lashed down or stored.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, including PACE financing where a local program covers your property. Weston says it is a participating city in Broward County’s PACE program, and PACE is a loan secured by a lien on the property, not a grant.
