Boca Raton’s building official applies the same 170 mph design wind speed to homes that Broward uses, though the city is outside the High-Velocity Hurricane Zone. We handle the permit and match each product’s approval to those wind loads.

Boca Raton’s four services cover Mizner-era houses in Old Floresta and homes along the Intracoastal alike.
Impact windows that resist wind-borne debris, each listed with its own approval. Boca Raton’s schedule flags bedroom escape windows, which need 5.7 square feet clear, or 5.0 at grade.
Entry, French, sliding and pivot impact doors with their own product approval. Boca Raton’s schedule requires a front entry door at least 32 inches clear.
Wind-load-approved garage doors for one of the widest openings on a house. The city’s wind form lists design pressures for 9×7 and 16×7 foot doors.
Roof repair and full replacement from the same local team. Tile re-roofs and shingle-to-tile or metal changes need the city’s standard re-roof review.
Boca Raton fronts the Atlantic, with 5 miles of beach, the Boca Raton Inlet and 77.18 miles of canals and lakes, by the city’s own count. Addison Mizner began Old Floresta in 1925, and it and Pearl City are the city’s two historic districts, where any exterior work, repairs included, needs a Certificate of Appropriateness from the Historic Preservation Board.
A Boca Raton mailing address often sits outside the city. Counting the county’s address records, we found about 71,200 “Boca Raton” addresses in unincorporated Palm Beach County, which the city calls West Boca, against about 46,900 inside city limits. The first two digits of your parcel number show which office permits the work.

The National Hurricane Center’s Irma report lists a 69-knot gust, about 79 mph, at a Boca Raton weather station in September 2017. In 2004, Frances brought a 50-knot gust, about 58 mph, to the Boca Raton (KBCT) station two days before it made landfall far to the north at Hutchinson Island.
Florida’s High-Velocity Hurricane Zone ends at the Broward line, but Palm Beach County classifies the whole county as a wind-borne debris region. Boca Raton’s building official states that the city’s buildings face virtually the same wind and pressures as those in the HVHZ, so the city applies Broward’s 170 mph design wind speed to homes.
For houses up to a 30-foot mean roof height, the city’s wind form under the current code sets window and door pressures at +43.68 and -47.32 psf on the wall and -58.52 psf near the corners, unless an engineer calculates them. Each product’s approved pressures must meet those figures, and the approvals stay on site for the inspector.
The Building Division permits addresses inside city limits; a parcel number starting 00 means unincorporated West Boca, permitted by Palm Beach County, so we check it.
If your home has an HOA, its approval is separate: the city’s permit does not exempt you from HOA rules. Old Floresta and Pearl City homes also need a Certificate of Appropriateness.
We file it in Boca eHub. Same-size window, door or shutter swaps on houses can use the over-the-counter permit; an altered opening goes to structural review.
Jobs over $5,000 need a Notice of Commencement recorded with the Palm Beach County Clerk; Boca Raton wants the recorded, certified copy with the application.
Inspections are booked online, by phone (561-393-7914) or by text; requests before 3 pm get the next business day, and each must pass before the final.

Your price depends on how many openings you replace, their sizes, and the product series and glass you choose. Each series and glass package is priced on its own, so ask to compare two options at your estimate.
Our Palm Beach County service area covers the City of Boca Raton and unincorporated West Boca, plus Delray Beach and Boynton Beach, served from our Hallandale Beach office.
Yes. The city runs window, door and impact shutter replacements on houses through a permit, which can skip plan review under the city’s over-the-counter conditions, and its $7,500 exemption form covers only cosmetic, non-structural work such as painting and flooring. We handle impact windows, impact doors, impact garage doors and roofing; ask at your estimate about other services.
Not always impact glass. Boca Raton is in a wind-borne debris region, and the city’s permit schedule asks, for every opening, whether a shutter is required. An impact-rated window or door covers its opening without panels, while a standard window relies on approved shutters wherever the schedule calls for one.
No. Boca Raton is outside the High-Velocity Hurricane Zone, and its forms accept the “Product Approval or Notice of Acceptance (NOA)” of each product, so a Florida Product Approval is accepted just like a Miami-Dade NOA. Either way, its approved pressures must meet your opening’s figures, and we can give you the Florida Product Approval number for each window and door on request.
Beyond the products themselves, the estimate depends on the installation scope: removing the old units, any repairs found behind old frames, and the permit and HOA steps your property needs. On a Boca Raton re-roof, the city’s mitigation package requires roof-to-wall connections for homes permitted before 1988 and valued at $300,000 or more, when that work fits within 15% of the roof cost.
Products are made to measure, so manufacturing takes about 6 to 8 weeks depending on the project scope, and installation averages 1 to 2 days. The whole process takes about 3 months from start to finish, though it can vary. Boca Raton asks for a business day or two to set up an online permit application and offers no expedited plan review.
Yes. The estimate is free and there is no obligation. Financing may be available for qualified homeowners through independent third-party providers, including PACE financing where a local program covers your property. The city’s PACE page says Boca Raton participates in the county-administered program and lists high impact windows and doors as eligible, repaid through the property tax bill.
