Cost guides updated in 2026 disagree on what an installed impact window costs in Florida. Modernize’s 2026 guide lists Florida at $700 to $1,600 per window for materials and installation, and Angi’s 2026 guide gives $700 to $2,875 per window with no separate Florida figure.

Your own price depends on your openings. This guide explains why the ranges differ, what drives impact windows cost in Florida for a South Florida home, how to compare quotes line by line, and which programs can lower the net cost.

What Cost Guides Say Impact Windows Cost in Florida

Both cost guides below quote a price per window with installation, but they measure different things. Here is what each one says, with the basis of the range.

  • Modernize: the Modernize impact windows cost guide (2026) lists Florida at $700 to $1,600 per window for materials and installation, against a national average of about $950.
  • Angi: the Angi impact windows cost guide (2026) says professional installation costs “$700 to $2,875 per window.” For a home with 22 windows, it gives $15,400 to $63,250.

The gap comes from what each guide counts. Angi’s top figure, $2,875, matches its fiberglass frame price, and it says custom bay or bow units built for hurricanes can reach nearly $10,000, above that range. Modernize lists Florida separately from its national figures.

For a whole house, Angi multiplies its per-window range by an average of 22 windows, so the total spreads even further. None of these figures is a quote for your home, and none comes from USA Home Improvement.

What Drives Impact Window Cost for a South Florida Home

Impact windows are built to order for each opening, so the price is set opening by opening. The table shows the main cost drivers for a South Florida home and what to look for in a written quote.

Cost driver Why it moves the price What to check in the quote
Window size and style Bigger glass and operable sashes need more material and hardware Size and style listed for each opening
Frame material Aluminum and vinyl are priced differently Frame material and color per opening
Glass makeup Laminated layers, Low-E and tint add cost Glass makeup named, not just “impact glass”
Design pressure and zone Higher ratings and HVHZ use need stronger products Design pressure and approval number per opening
Number of openings Whole-house jobs share one permit and one schedule Every opening counted, including small baths
Installation work Removal, stucco, trim and access add labor Who repairs stucco, trim and paint
Approvals Permits and, where needed, HOA or condo paperwork take time Who pulls the permit and files the approvals

Window Size and Style

Size is the first driver every cost guide names: the larger the glass, the higher the price. A fixed picture window has no moving parts, while operable styles add hardware, locks and screens.

Most South Florida homes mix styles. You can compare single-hung impact windows for bedrooms and baths with horizontal roller impact windows for wide openings to see which style fits each room.

Aluminum vs Vinyl Frames

Aluminum and vinyl are the two frame materials USA Home Improvement installs, and the cost guides price them differently. Angi lists vinyl impact windows at $700 to $2,500 per window and aluminum at $800 to $2,750. Modernize lists vinyl at $400 to $1,100 and aluminum at $550 to $1,600 per window installed nationally.

Both guides put vinyl at the lower end, but frame choice is about more than price. Our comparison of how vinyl and aluminum impact windows differ covers heat, salt air, color and upkeep.

Glass Options: Laminated Makeups, Low-E and Tint

Every impact window uses laminated glass, but the makeup varies. A single laminated pane costs less than an insulated laminated unit, which adds a second pane and an air space.

Low-E coatings and tint are upgrades priced on their own, so ask which glass makeup each opening gets, and why. Our guide to choosing impact window glass for South Florida compares the options.

Design Pressure and the High-Velocity Hurricane Zone

Each opening needs a product rated for the wind pressure at that spot on your house. Corners, tall openings and upper floors can need higher design pressure ratings, and stronger products cost more.

Miami-Dade and Broward sit in the High-Velocity Hurricane Zone (HVHZ), where products must be approved for HVHZ use. Our guide to impact window ratings and county rules explains design pressure, Florida Product Approval and Miami-Dade NOAs.

Number of Openings: Whole House or Phases

The number of openings sets the total more than any other factor, because each window is priced on its own. Angi notes that the average home has 22 windows, and every glazed opening counts, from the patio slider to the small bathroom window.

Doing the whole house at once means one permit, one inspection process and one installation schedule. Phasing spreads the cost over time but repeats some of that work, so ask for a quote both ways.

Installation: Removal, Stucco and Trim, Permits and Engineering

Installation covers far more than setting a new window in the opening. The old window comes out, the new one is anchored into the concrete block or wood frame wall, and the stucco, trim and paint around it need repair.

Every USA Home Improvement project is permitted. A permit package typically lists each product’s approval and the design pressure each opening needs. Our impact window buying FAQ on permits and inspections answers who pulls the permit and what the inspector checks.

Condo and HOA Approvals

HOA approval is needed only when the property has an HOA. When it does, the association may set rules on frame color, glass tint or style, which narrows your product choices.

Condo associations often have their own window rules and paperwork too. Read them before you request quotes, so every contractor prices the same allowed product.

How to Compare Impact Window Quotes Line by Line

Compare quotes by opening, not by the bottom line. A lower total often means a smaller scope, such as fewer openings, a simpler glass makeup or no stucco repair.

  1. Match the openings: every quote should count the same windows and sizes.
  2. Match the product: frame material, style, glass makeup and approval number for each opening.
  3. Match the rating: the design pressure each opening needs, and HVHZ approval in Miami-Dade or Broward.
  4. Match the scope: removal, disposal, stucco and trim repair, paint, permit and inspections.
  5. Match the paperwork: the warranty in writing and the payment schedule.

Ways to Lower the Net Cost of Impact Windows

Four things can lower or spread what you pay for impact windows. The grant must be approved before work starts, and the sales tax refund needs your receipts.

Florida Home Hardening Sales Tax Refund

Florida refunds up to $500 in total, for one property per owner, of sales tax paid on impact windows, doors and garage doors bought from July 1, 2026 through June 30, 2029. The home must be site-built, with a homestead exemption and a just value of $700,000 or less, according to the Florida Department of Revenue’s Tax Information Publication 26A01-09.

You pay the tax first and claim the refund afterward. Our guide to who qualifies for the Florida impact window sales tax refund covers the forms and receipts.

My Safe Florida Home Grants

My Safe Florida Home, run by the Florida Department of Financial Services, offers free wind mitigation inspections and grants for approved upgrades, including impact windows. Its program FAQ says matching grants pay “$2 for every $1 contributed by the homeowner,” up to $10,000, “subject to legislative appropriation.”

Grants are for site-built, owner-occupied single-family homes built before January 1, 2008, with a homestead exemption and an insured value of $700,000 or less. Condominiums are not eligible. The program’s free inspection comes first, and only upgrades it recommends can be funded.

The grant is paid as a reimbursement after the work is finished and passes the program’s final inspection, so you pay the contractor first. Applications open in phases, and the FAQ warns not to begin construction before you receive the official grant approval notice. Low-income homeowners may qualify for up to $10,000 with no match.

Wind Mitigation Insurance Discounts

Under section 627.0629, Florida Statutes, insurers’ rate filings must include discounts for features that reduce windstorm loss. A wind mitigation inspection on form OIR-B1-1802 records your opening protection.

The discount varies by insurer and by home, so ask your insurer after the new inspection. Our post on upgrades that can lower your homeowners insurance explains the form item by item.

Financing Through Third-Party Providers

Financing, if available, comes through independent third-party providers. Terms, eligibility and availability depend on the program and location, so see financing options for qualified homeowners or ask at your estimate.

Impact Window Cost FAQs

Do impact windows cost more in Miami-Dade and Broward?

They can, because Miami-Dade and Broward are in the High-Velocity Hurricane Zone, where every product must be approved for HVHZ use. Modernize notes that states with stricter building codes for hurricane-prone areas “may see higher installation costs.” A national average does not reflect those rules.

Is the permit included in the price?

Ask, because quotes differ. Every USA Home Improvement project is permitted, and the quote should say who pulls the permit and schedules the inspections. If a quote leaves out the permit, the job is not comparable with one that includes it.

How long does an impact window project take?

At USA Home Improvement, manufacturing takes about 6 to 8 weeks depending on project scope, and installation averages 1 to 2 days. The whole process takes about 3 months start to finish, though it can vary.

Can I replace only a few windows now?

Yes. Many homeowners start with the largest or most exposed openings and finish the rest later. Keep in mind that the wind mitigation form rates the house by its weakest opening, so partial protection may not change your insurance discount until every opening is covered.

Can I combine the sales tax refund and a My Safe Florida Home grant?

Yes. The My Safe Florida Home program says receiving both a grant and the sales tax refund is not a conflict. They are separate programs with separate applications, so follow each program’s rules and keep every receipt.
